Okay, this was a window's thing:
Type "audio" in the search and select Sound (app), then select "Playback", then right click on the particular audio device used for sound output and select "Properties". Once that window pops up select "Advance" and de-select the option, "Allow application to take control of this device". That fixed it for me for both the iMac Pro internal speakers as well as the external speakers I hang off the audio jack.

I had the same thing, but there's still the latency bug when using external speakers/headset though.

Make sure that on the same final pop up window that your sampling doesn't exceed DVD (44.1KHz) sampling. For some reason Win10 has problems above that setting.

I had the same thing, but there's still the latency bug when using external speakers/headset though. Same. TLDR this doesn't fix the audio delay on the headphone port for me. It's easy to test with Long story: I deselected "Allow applications to take..." as madone suggested and also turned off Dolby Atmos in the tab to the left, and the delay problem went away. But then... when trying to isolate the issue by changing the settings individually the delay returned, and now won't go away regardless what I do. Typical Windows. I think the best option for external sound is still to use USB speakers or dongle.

p.s. for the headphones settings, the format is not selectable. The drop down is grayed out and shows 48000 Hz.

has anyone tried installing all the other bits from setup.exe minus the display driver (via custom install) to see if that resolves the issue?
